§ 2.2. Types of applications.

  • Applications to develop or alter the use of land are classified for administrative purpose into four categories:

    1.

    Exempt subdivisions include:

    (a)

    The combination or recombination of portions of previously platted lots where the total number of lots is not increased and the resultant lots are equal to the standards of the zoning ordinance;

    (b)

    The division of land into parcels of five acres or more where no new street is involved; and

    (c)

    The combination or recombination of entire lots of record where no new street or change in existing streets is involved.

    2.

    Minor subdivision is one that involves the creation of five or fewer lots on an existing street meeting the requirements of this ordinance.

    3.

    Major subdivision is any subdivision other than an exempt or minor subdivision.

    4.

    Land development includes business and industrial parks, shopping centers, manufactured home parks, apartment and condominium projects, multiple occupancy buildings, and similar developments for sale or lease or any combination of owner/rental characteristics.
