§ 3-5. Townhouses.

  • Due to the unique design features of townhouses, the dimensional requirements of table II are hereby modified, as follows:

    (1)

    Such projects shall have a minimum of two acres.

    (2)

    Not more than eight nor fewer than three townhouses may be joined together, with approximately the same (but staggered) front line.

    (3)

    Side yard setbacks at the end unit shall be as required for the district in which the project is to be located, with not less than 20 feet distance between buildings in the project area.

    (4)

    Rear yard setbacks shall be 20 feet.

    (5)

    Minimum lot width shall be 18 feet.

    (6)

    Sidewalks not less than five feet in width shall be provided along the front property line of each project, building.

    (7)

    Rear yards, where enclosed, shall be by a masonry or brick wall not less than six feet in height.

    (8)

    Where proposed for the RS district, maximum density of a townhouse project shall not exceed four units per acre.
